FREQUENTLY ASKED QUESTIONS

1. What’s the minimum credit score I need to qualify for a DSCR or fix & flip loan?

  • DSCR Loans: Minimum 660 FICO
  • Fix & Flip Loans: As low as 620 for experienced investors 
  • Better credit = better rates and more flexible terms.

2. Can I get 100% financing for a fix and flip?

 Yes, we offer up to 100% financing, but only for experienced borrowers with solid credit in 28 approved markets. First-time investors should expect to bring 10–20% down plus reserves. 

3. How fast can you close?

 We can close in as little as 4–10 business days, depending on how quickly you provide the required documents. Speed is our specialty. 

4. Do you fund ground-up construction?

 Absolutely. We offer construction loans across the U.S. You’ll need to provide:

  • Project plans or sketches 
  • Construction budget & timeline
  • Contractor information
    Bonus: Our founder is a licensed architect—we make sure your project is set up for success.

5. I’m a first-time investor. Can I still qualify?

 Yes. We work with first-time investors all the time. Expect slightly lower LTVs (80–85%) and a need for decent credit and cash reserves. We’ll walk you through everything. 

6. What do you need from me to get pre-approved?

 Here’s what we need to provide a quote:

  1. Property address
  2. Purchase price
  3. Rehab estimate
  4. After Repair Value (ARV)
  5. Estimated FICO score
  6. Expected closing date

7. Can I use a DSCR loan for a short-term rental or Airbnb?

 Yes! We can use AirDNA data or a 12-month rental history to qualify your short-term rental—no tax returns required. 

8. Do you work with LLCs or corporations

 Yes! We specialize in lending to LLCs, corporations, and trusts. In fact, we recommend it for liability protection and tax efficiency. 

What are your typical loan terms?

 Fix & Flip Loans

  • Up to 90% purchase / 100% rehab 
  • Rates: 9.99–12.99%
  • Points: 1.5–2.5
  • Origination Fees
     

DSCR Rental Loans

  • Up to 80% LTV 
  • 30-year fixed
  • Rates starting in the 6.75% range
     

Construction Loans

  • Up to 75% LTC
  • Interest-only during construction

10. Do you lend nationwide?

 Yes, we lend nationwide. However, certain programs like 100% financing are limited to 28 key markets. Send us your deal and we’ll let you know what’s possible.
